Job Responsibilities:
Construction Delivery – High-Rise Luxury Focus:
Lead and manage all construction activities from site mobilization through completion and handover for high-rise luxury residential/mixed-use developments.
Ensure all works comply with approved drawings, specifications, luxury brand standards, mock-ups, and benchmark samples.
Manage complex construction interfaces, including substructure, superstructure, façade, MEP, interiors, and specialist systems.
Review and approve construction methodologies, sequencing, logistics, and vertical transportation strategies for dense urban sites.
Drive construction progress in alignment with the approved master programme and milestone dates agreed by JV partners.
Ensure construction quality meets ultra-luxury residential standards, including façade finishes, interiors, MEP integration, and specialist works.
Coordinate inspections, testing, mock-ups, and benchmarking with consultants and JV stakeholders.
Monitor, manage, and close out non-conformance reports (NCRs), defects, and punch lists effectively.
Support sample approvals and ensure workmanship consistency across all towers and zones.Health, Safety & Environment (HSE) – Zero Harm Leadership:
Work closely with the HSE Manager to implement, monitor, and continuously enhance the Zero Harm policy across the project.
Ensure compliance with project HSE plans, statutory regulations, and JV safety commitments by all contractors and subcontractors.
Participate in and support risk assessments, method statement reviews, toolbox talks, and safety leadership walks.
Actively intervene to stop unsafe work practices and ensure corrective and preventive actions are implemented promptly.
Promote a strong safety culture aligned with international developer and JV partner standards, leading by example on site.
Recommend, train, and educate employees to prevent unsafe work practices and develop training plans.
Conduct specialized safety training both internally and externally.JV Stakeholder & Consultant Coordination:
Act as a key on-site interface between JV partners, international designers, consultants, and contractors.
Manage differing stakeholder expectations while maintaining alignment with approved JV decisions.
Support structured reporting, escalation, and decision-making processes required in a JV environment.
Coordinate authority inspections, statutory approvals, and compliance requirements.Cost, Change & Risk Management (JV Context):
Monitor construction costs, productivity, and resource utilization in collaboration with the commercial and PM teams.
Review and assess variation orders (VOs), claims, and change requests with consideration of JV governance and approval workflows.
Identify construction risks early and propose mitigation measures aligned with JV risk management strategies.
Support value engineering initiatives while safeguarding safety, quality, and brand positioning.
Requirements
Bachelor’s degree in Civil Engineering, Architecture, or a related discipline.
Professional certifications in construction or project management are an advantage.
HSE training or certification is an advantage.
10–15+ years of experience in construction management of high-rise buildings and luxury developments.
Proven track record delivering projects within a Joint Venture (JV) or multi-stakeholder environment.
Strong experience managing complex urban sites, vertical construction, and premium façade and interior works.
Demonstrated experience working under strict HSE standards and Zero Harm or equivalent safety programs.
Experience coordinating with international consultants, branded residences, or hospitality-grade standards is highly preferred.
